Schedule of Condition
A schedule of condition report on a building is
generally related to the leasing process either as a precursor to
the extension of a lease or the buying or selling of a lease. The
schedule of condition relates to the control of the maintenance of
the building including the relocation of facilities within the
building. A schedule of condition is not a structural engineer’s
survey of the structural integrity of the building.
The schedule will be produced by means of a visual
inspection of the structure and the recording of that data on
standard inspection pro-forma (copy attached) supplemented by a
photographic record where appropriate all in accordance with our
standard conditions of engagement. A report shall be made
comprising a copy of the inspection records together with a
summary. It would be appreciated if a member of your staff could
accompany our surveyor whilst on your premises.
The inspection of the premises shall be limited to
all visible, exposed and accessible areas of the building
Whilst every effort has been made to fully inspect the building, no
permanent or secured fixtures and fittings will be removed. We will
not have inspected woodwork or other parts of the structure which
are covered, unexposed or inaccessible, and we are therefore unable
to report that any such part of the property is free from defect.
Excavation work will not be
undertaken to establish the nature of the sub-soil or to ascertain
the size and condition of the foundations. In addition, structural
exposure such as the hacking off of render or wall/ceiling plaster,
lifting floorboards etc will not be carried out.
